Most remodel regrets are decided before demo day. Here is the order we work in, and why each step happens when it does.
Nobody quotes construction work off photos. We walk the space, look at what is behind the walls where we can, and ask how you actually live in the house before anything gets priced. That visit is where the real scope gets found, including the parts you did not know to ask about.
That order matters. How you live now and how you plan to live in five years drives the floor plan. Budget sets the level you are building to. Finishes come last, because picking tile before you know the layout is how projects stall. Walls, plumbing runs, and load paths are cheap to change on paper and expensive to change once a crew is standing in the room.
You get a scope in writing and a price attached to it, so if something changes later you can see exactly what changed and why. Allowances for tile, fixtures, counters, and cabinets are written in, which means you see what an upgrade costs at the moment you choose it instead of on the final invoice.
Any crew can hang drywall. Getting demo, plumbing, electrical, inspection, tile, and finish stacked in the right order without dead weeks between them is the actual skill. One contractor owns the whole schedule, so there is no trade waiting on another to call back and nobody to point at when something slips.
If a change is not written down, priced, and signed, it is not a change order and it does not appear on your invoice later. Genuine surprises do happen once walls are open. They get documented and priced the same day rather than absorbed quietly and billed at the end.
J Bass Construction is owner led. Jeff walks the property, writes the scope, and stays on the job through close-out and the final punch list. You are not handed to a project manager you have never met halfway through.
