On a commercial job the build is rarely what slows you down. Permits, inspections, and trades arriving out of order are. We map the permit and inspection path before demo, book trades in sequence instead of calling them the morning they are needed, and order long-lead material against the schedule rather than after it. That is what keeps a finish-out on the calendar you promised your landlord or your tenant.
One document covering demo, framing, MEP coordination, drywall, finishes, and final inspection, with the draw schedule and milestones agreed before anything starts. You always know what stage the job is at, what is owed, and what is next. Change orders exist in writing or they do not exist at all.
Most commercial work happens around people who still have to use the space. Phasing, after-hours windows, dust and noise control, and keeping exits and restrooms usable get built into the plan up front. Tenants that are not surprised do not call your property manager.
