    Design first is not a slogan, it is where the money is

    Almost every remodel that goes over budget went over because a layout decision got made with a crew already standing in the room. Walls, plumbing runs, and load paths are cheap to change on paper and expensive to change in framing. We settle the design conversation before demo starts.

    One contractor carries the whole scope

    Cabinet installers blaming the framer, the framer blaming the plumber, and you standing in the middle is the most common remodel experience there is. When one contractor owns the whole scope, there is nobody to point at and the punch list is somebody's actual job.

    Allowances keep finishes from eating the budget

    Finish selections are where budgets quietly double. Written allowances for tile, fixtures, counters, and cabinets mean you can see exactly what upgrading costs at the moment you decide, instead of finding out on the final invoice.

    Questions We Get Asked

    Do you do additions and structural changes?

    Yes. Structural work gets engineered and permitted, not eyeballed. Removing a load-bearing wall or adding square footage involves a stamped plan and an inspection path, both of which we handle.

    Can we live in the house during the remodel?

    Usually yes, depending on scope. Phasing, dust barriers, and keeping a working kitchen or bathroom online are planned up front. For a whole-home gut it is often cheaper and faster to be out.

    How do you handle changes mid-project?

    In writing, priced, and signed before the work happens. If a change is not written down it is not a change order, and it does not appear on your invoice later.

    How long does a kitchen remodel take?

    Most run four to eight weeks on site depending on structural work, cabinet lead times, and inspections. The timeline is part of the written scope, not a guess at the end of a sales call.
