    Most roofs get sold twice

    Once by a storm chaser working the neighborhood, and once by whoever fixes what the storm chaser left behind. A real inspection with photos tells you whether you have hail damage, an installation problem, or a roof with years left. Sometimes the honest answer is that nothing needs to happen this year.

    Decking is where the surprise invoices live

    Rotted or soft decking under old shingles is the single most common hidden cost in North Texas roofing, and covering it instead of replacing it is the single most common shortcut. We price decking condition up front with a per-sheet number so there is no mid-tear-off renegotiation.

    Leaks start at the details

    Valleys, flashing, pipe boots, chimney tie-ins, and wall transitions cause far more leaks than field shingles do. Those details get done right or the roof leaks regardless of what brand of shingle is on it.

    Insurance and storm restoration is a documentation job

    The first carrier estimate is priced to the minimum, and it is not personal. What moves it is documentation: dated photos, measurements, and a scope written line by line in the format an adjuster reads. We build that record during the inspection whether or not you file.

    Scope written the way carriers read it

    A repair list written for a homeowner and a scope written for an adjuster are different documents. Line items, quantities, and code requirements stated plainly are what get approved without three rounds of back and forth.

    Supplements are normal, not a fight

    When the tear-off reveals decking or code items the original estimate missed, that goes back to the carrier as a supplement with photos attached. It is a routine part of the process, not a sign anything went wrong.

    Questions We Get Asked

    Do I need a full replacement or just a repair?

    That is what the inspection answers. Plenty of roofs we look at need flashing and boot work, not a tear-off. If yours has years left, we will tell you and price the repair.

    Is the inspection really free?

    Yes, and you get the photos regardless of what you decide to do. The documentation is yours.

    Do you work with insurance on roof claims?

    Yes. Storm and hail claims are a large part of North Texas roofing. See our insurance and storm restoration page for how the claim side is handled.

    How long does a roof replacement take?

    Most residential replacements are a one to two day job on site, weather permitting, plus cleanup and a magnet sweep before we leave.

    Do you work with insurance on roof claims?

    Yes. We inspect, document, and write the scope in the format carriers use, and we deal with the adjuster directly so you are not translating between us.

    What if my claim gets underpaid?

    That is common on a first estimate. Underpaid line items go back as a documented supplement with photos and measurements attached, which is the normal path rather than an escalation.

    Will filing a claim raise my rates?

    That is a question for your agent, not your contractor. What we can tell you is whether the damage is real and whether it is worth filing, based on the inspection, before you make the call.

    Do I pay the deductible?

    Yes. Your deductible is your responsibility on any legitimate claim, and any contractor offering to absorb or waive it in Texas is describing insurance fraud.
